Dubai's Trusted Residential Villa
Contractors — Delivering Since 2012

13

There is no shortage of contractors in Dubai willing to take on a villa project. What is in short supply is a single, accountable team capable of delivering the entire scope — structure, MEP, interiors, joinery, and landscaping — without fragmenting responsibility across a chain of subcontractors who have never met each other.

That is precisely what QAS offers.

Since 2012, QAS has operated as one of Dubai's most established residential villa contractors — delivering new villa construction projects, villa renovations, structural modifications, and complete interior fit-out packages across the UAE's most prestigious residential communities. Our client base includes private homeowners, UAE nationals building on inherited land plots, property investors, and international buyers undertaking their first project in the region.

What makes QAS different is not a positioning statement — it is a structural fact about how we operate. Our construction team, MEP division, interior and joinery workshop, and external works team all sit under one licence, one management structure, and one quality system. When you commission QAS for a residential villa in Dubai, there is no handover between companies, no gap in accountability between trades, and no finger-pointing when the details matter most.

The result is residential villa construction in Dubai that is faster to deliver, easier to manage, and more consistent in quality than any multi-contractor arrangement can produce.

What QAS Delivers on Every Residential Villa Project in Dubai & UAE

QAS is a fully integrated residential villa contractor in the UAE — meaning our scope of capability covers every stage of a villa project, from the authority approval and structural foundation through to the final furniture installation and landscape planting. Whether a client engages us for the complete package or a defined scope within that range, our capability across all disciplines means every element is coordinated from the outset.

New Villa Construction — Turnkey & Shell & Core

The full build. QAS manages the entire process of constructing a new residential villa in Dubai from initial design coordination and DM/DDA authority approvals through to structural completion, MEP first and second fix, internal and external finishes, and handover with all regulatory sign-offs in place.

We deliver both turnkey villa construction — where QAS is responsible for every element from structure to interior — and shell & core packages for clients who wish to manage their own fit-out following structural completion. Our structural capability covers conventional RCC frame construction, load-bearing masonry, and hybrid steel-frame systems suited to contemporary architectural designs.

Villa Renovation & Refurbishment

Complete renovation of existing residential villas across Dubai — covering structural alterations and extensions, full MEP replacement and upgrading, interior strip-out and redesign, façade reclad and external works, and all finishing trades. QAS manages the entire renovation scope under a single contract, handling all authority notifications and NOC requirements for occupied or vacated properties.

Our renovation projects range from cosmetic upgrade packages for rental properties through to whole-villa transformations for owners returning to a home that no longer reflects how they want to live.

Villa Interior Fit-Out & Decoration

Interior fit-out for residential villas in Dubai — covering all internal finishes from flooring, wall treatments, and ceiling systems through to bespoke joinery, custom furniture, lighting design, curtains, and final decoration. QAS's in-house joinery workshop produces all fitted cabinetry, wardrobes, kitchens, TV units, bathroom vanities, and custom furniture directly in our Al Qouz facility — no external joinery contractors, no import delays.

Villa Extensions & Structural Modifications

Additions to existing residential structures — ground floor extensions, first floor additions, roof terraces, basement conversions, and structural internal alterations including wall removals and structural openings. QAS manages all related DM/Trakhees/DDA authority approvals and structural engineering requirements as part of the scope, removing the most complex coordination burden from the homeowner.

MEP Fit-Out for Villas

Complete mechanical, electrical, and plumbing works for new and refurbished villas — including HVAC design and installation, electrical distribution and low voltage systems, plumbing and drainage, solar water heating, and smart home automation. All MEP works are designed, installed, tested, and commissioned by QAS's own licensed MEP division.

Our Residential Villa Projects Across Dubai & UAE

The QAS residential villa portfolio spans more than a decade of completed projects across Dubai's established and emerging communities — from G+1 family villas in Al Khawaneej and Mirdif to luxury villa construction on Palm Jumeirah and Emirates Hills, renovation projects in Jumeirah and Umm Suqeim, and villa fit-out packages delivered for developers and private clients across the UAE.

Every project in our portfolio was delivered by our own team — our own structural crew, our own MEP engineers, our own interior fit-out specialists, and our own joinery workshop. The consistency visible across our completed work reflects the fact that the same standards, processes, and people are behind every build.

Our project record includes:

  • Luxury villa construction and full interior fit-out in Emirates Hills, Palm Jumeirah, and Jumeirah Bay Island
  • G+1 and B+G+1 new build villas across Al Khawaneej, Mirdif, Nad Al Sheba, and Al Warqa
  • Complete villa renovation and structural extension projects in Jumeirah 1, 2, and 3
  • Interior fit-out and joinery packages for developer-built villa communities across Dubai
  • Villa structural modifications and additions with full authority approval management

Residential Villa Construction Across Dubai's Premier Communities

QAS has delivered residential villa construction and renovation projects across virtually every major residential community in Dubai and the broader UAE. Our knowledge of each community's authority requirements, plot boundary rules, infrastructure standards, and architectural guidelines means we can move from design to approval to build without the delays that unfamiliar contractors encounter on their first project in a given area.

Communities where QAS has delivered residential villa projects include Emirates Hills, Palm Jumeirah, Jumeirah Bay Island, Jumeirah Golf Estates, Arabian Ranches (all phases), Dubai Hills Estate, Al Khawaneej, Mirdif, Umm Suqeim, Jumeirah 1–3, Al Warqa, Nad Al Sheba, Mudon, and residential plots across Sharjah and Abu Dhabi.

If your plot or property is not on this list, contact us — our authority approvals team will advise on the relevant regulatory body and applicable requirements before any commitment is made.

Why QAS Is the Right Choice for Your Residential Villa Project in Dubai

Dubai's villa construction market is crowded with contractors who offer competitive prices but fragment the project across multiple subcontractors the moment they are appointed. The consequences are familiar to anyone who has experienced it: coordination gaps between trades, delays caused by one contractor waiting on another, quality inconsistencies where no single party is willing to accept accountability, and a client left managing a dispute rather than receiving a completed home.

QAS was built around the explicit rejection of that model.

One Contractor. Total Accountability. Every trade on a QAS villa project — construction, MEP, interiors, joinery, and landscaping — operates under our single contract and our single management team. There is one project manager, one programme, one quality standard, and one party accountable for the outcome. If something is not right, we fix it. There is no other contractor to call.

In-House Capability That Competitors Cannot Match Most residential villa contractors in Dubai subcontract their MEP works, their joinery, their interiors, and often their structural trades. QAS operates its own MEP division, its own Al Qouz joinery workshop, its own interior fit-out team, and its own structural construction crew. The practical result is faster coordination, better integration between trades, and a finished product where every element was designed to work together from the start.

Licensed, Insured & Authority-Approved QAS holds all relevant UAE contractor licences and maintains active working relationships with DM (Dubai Municipality), DDA, Trakhees, and the relevant community master developers. Our authority approvals team manages the full submission and approval process on behalf of our clients — eliminating one of the most time-consuming and unfamiliar aspects of villa construction in the UAE for both local and international clients.

Transparent Process. No Surprises. We do not provide vague quotations and adjust the bill once work begins. Every QAS villa project is scoped in detail before a contract is signed — with a fully itemised bill of quantities, a realistic construction programme, and a clear payment structure tied to completion milestones. What we quote is what you pay, unless the client chooses to change the scope.

A Track Record You Can See Our completed residential villa portfolio across Dubai spans more than a decade and over 35 documented projects. Prospective clients are welcome to request references, view completed projects, and speak with previous clients before making any commitment.

From Plot to Handover — How QAS Delivers Your Residential Villa in Dubai

Step 1

Initial Consultation & Project Scoping We meet to understand the project in full — the plot, the design intent, the programme, the budget, and any specific requirements. For projects at an early design stage, we connect clients with trusted architectural partners if drawings are not yet in place. For projects with existing drawings, we review them in detail before committing to scope and price.

Step 2

Design Coordination & Authority Approvals Our authority approvals team prepares and submits all required documentation to the relevant regulatory bodies — DM, DDA, Trakhees, or community master developer — and manages the approval process through to permit issuance. This stage includes structural engineer coordination, MEP design approvals, and any NOC requirements from community management.

Step 3

Detailed Scope, BOQ & Contract We prepare a fully itemised bill of quantities and a detailed scope document covering every element of the project — structure, MEP first and second fix, interior finishes, joinery, and external works. The contract is clear, the payment milestones are tied to physical completion stages, and there are no ambiguous provisional sums designed to be inflated post-appointment.

Step 4

Construction & MEP Works Our construction crew mobilises on site and works to an agreed programme. Structural works, MEP first fix, and external works are sequenced and managed by our site team with weekly progress reporting to the client. QAS's MEP division works in parallel with structure — designing duct routes, cable runs, and pipework to coordinate with the architectural layout from the start, not after walls are built.

Step 5

Interior Fit-Out & Joinery Once the structure and MEP first fix are complete, our interior team begins finishes — flooring, wall treatments, ceiling systems, and paintwork — while our Al Qouz joinery workshop produces all cabinetry, fitted furniture, and custom woodwork to approved shop drawings. All joinery is quality-inspected in the workshop before delivery and installation on site.

Step 6

MEP Second Fix, Testing & Commissioning All MEP second fix works — electrical accessories, HVAC grilles and controls, plumbing fixtures, smart home devices, and solar systems — are installed, tested, and commissioned by our MEP team. Certification documentation is prepared for all regulated systems.

Step 7

Snagging, Handover & Warranty Before any handover, QAS conducts a full internal snagging inspection — identifying and rectifying every outstanding item before the client walkthrough. At handover, the client receives a complete set of as-built drawings, MEP certificates, equipment warranties, and maintenance guidance. QAS's workmanship warranty covers the project post-handover in accordance with UAE Civil Code requirements.

Who We Build Residential Villas For in Dubai & UAE

QAS serves a broad range of residential clients in Dubai — united by the expectation that the contractor they appoint will deliver what they agreed, on time, to the quality they specified.

UAE National Landowners

UAE national families building on land plots in Dubai and across the Emirates — often constructing a family villa for the first time and needing a contractor who understands both the technical requirements and the authority approval processes specific to their plot location, whether in a designated Emirati housing area or a privately held plot.

Private Homeowners — Resident & International

Dubai residents and international property owners undertaking new villa construction or complete renovation — many of whom are managing a significant project in the UAE for the first time and need a contractor they can trust to handle the full scope without constant supervision or the risk of being misled.

Property Investors & Developers

Investors building or refurbishing residential villas for resale or rental in Dubai’s premium communities — where specification quality, fit-out standard, and overall finish directly affect the property’s value and market positioning.

Interior Designers & Architects

Design professionals who need a capable, reliable construction and fit-out contractor to execute their specifications on residential villa projects — and who require a contractor that reads drawings accurately, installs precisely, and communicates professionally throughout the build.

Frequently Asked Questions — Villa Construction & Renovation in Dubai

Q1: Is QAS a licensed villa construction contractor in Dubai?

Yes. QAS holds all relevant UAE contractor licences for construction, MEP, and interior fit-out works in Dubai and across the UAE. Our licences cover structural construction, mechanical and electrical works, plumbing, interior decoration, and joinery — allowing us to deliver a complete residential villa project under a single contract without relying on separately licensed subcontractors for core trades.

Q2: Can QAS handle the authority approvals for my villa construction project in Dubai?

Yes. Our authority approvals team manages the full submission and approval process with Dubai Municipality (DM), DDA, Trakhees, and relevant community master developers on behalf of our clients. This includes architectural drawing approvals, structural engineering sign-off, MEP design approvals, and any NOC requirements from community management. Managing approvals in-house eliminates one of the most time-consuming aspects of villa construction in Dubai for clients unfamiliar with the process.

Q3: What is the typical timeline for constructing a new villa in Dubai?

Construction timelines depend on the villa’s size, complexity, specification level, and the speed of authority approvals. As a general guide: a G+1 residential villa of standard specification typically takes 10 to 14 months from authority approval to handover. A luxury villa with high-specification interiors, bespoke joinery, and smart home systems typically takes 14 to 20 months. We provide a detailed construction programme at contract stage — tied to specific milestones — so clients can plan around our delivery commitments.

Q4: Does QAS provide a fixed-price contract or are costs subject to change?

QAS provides fully itemised, fixed-price contracts based on an agreed scope and bill of quantities. Our contracts are milestone-based — payments are triggered by physical completion stages, not arbitrary dates. Costs change only when the client chooses to change the scope. We do not use vague provisional sums as a mechanism for post-contract price increases.

Q5: Can QAS renovate an existing villa while we are still living in it?

Yes, subject to the extent of the works. For renovation projects where the client wishes to remain in occupation, we prepare a phased construction programme that minimises disruption — sequencing works to keep defined areas of the home habitable while other areas are under construction. For major structural works or full-villa renovations, temporary relocation is typically advisable, and we provide a realistic assessment of this at the scoping stage.

Q6: Do you build luxury villas in communities like Palm Jumeirah, Emirates Hills, and Jumeirah Bay Island?

Yes. QAS has delivered luxury villa construction and renovation projects in Dubai’s most prestigious residential communities, including Palm Jumeirah, Emirates Hills, and Jumeirah Bay Island. Projects in these communities typically involve community master developer approvals in addition to DM requirements, specific architectural design guidelines, and higher-specification material and finish standards — all of which our team is experienced in managing.

Q7: Can QAS produce all the joinery and custom furniture for our villa in-house?

Yes. QAS operates its own joinery workshop in Al Qouz Industrial Area 3, Dubai — producing all fitted kitchen cabinetry, wardrobes, TV units, bathroom vanities, custom furniture, CNC decorative panels, and architectural millwork for our villa projects in-house. This means joinery is designed to coordinate with MEP and architectural elements from the outset, produced to approved shop drawings, quality-inspected before leaving the workshop, and installed by our own team. There is no external joinery subcontractor on a QAS villa project.

Q8: Does QAS work across the UAE or only in Dubai?

While our primary project base is Dubai, QAS has delivered residential construction and fit-out projects across the broader UAE — including Sharjah and Abu Dhabi. Our authority approvals team is familiar with the regulatory requirements of each emirate and can advise on project feasibility and approval timelines for plots and properties outside Dubai.
